There are many things I can say about the quality of service I provide, but probably none would be as credible as testimonials from my recent clients.

Seth Lamb is a wonderful realtor. As an out of state buyer, I really depended on him to be my eyes, ears, and everything while searching for the perfect Philadelphia condo. I initially expected that mine would be an easy sale for Seth, however after changing condos mid contract and switching mortgage companies halfway through the process, I realize now that my buying situation was anything but simple. From start to finish Seth was a true professional in every sense of the word. He was reachable 24/7 and made me feel as if I was his most important client. I live in Ohio and was looking for a second home in Philadelphia in the Graduate Hospital and Point Breeze areas.  Seth is very familiar with these areas, knowing block by block what property values are and what the neighborhood is like.  I found his perspectives to be very helpful.

Since I was only in town for an extended week-end, Seth arranged showings on Friday, got a great sense of what I wanted.  He sent me a new listing Saturday of a house that had just come on market.  I made the offer on Sunday and we were able to reach an agreement and close in less than two weeks.  Seth went above and beyond what I would expect from a realtor.  He went to the house multiple times to be there with the inspector, to take photographs for the insurance company, and to confirm that items on the punch list were completed.  He worked with the alarm company to schedule the installation remotely and helped with many things that I would normally have done if I lived in town.  Seth was consistently responsive and professional.  I would recommend him as a realtor, particularly in Point Breeze and Graduate Hospital neighborhoods.

Real estate and buying a home can be a long, infuriating process.  Working with Mr. Seth Lamb, I can honestly say this was not the case.  To set the scenario for prospective clients of Mr. Lamb, let me give you some background information.  Mr. Lamb and I had adjoining desks at a previous, dead end job.  We became friends through work and we both left that particular job after a while.  We kept in touch via social media, and I was happy to see he had became a realtor, as I thought that was a perfect position for him given his demeanor, work ethic, and professionalism.  A few years had past and we were still in contact, the casual Social Media friendship.

 

My (then) fiancee and I found out we were going to have an addition to our family, and our one bedroom apartment in Center City wouldn't cut it anymore.  We needed a new home fast, and we were not in tune with the Philadelphia real estate market.  As most situations like this, I started with, "I know a guy..."  I was a little hesitant at first because I rarely mix any type of business and friendship.  I was confident though, seeing how Mr. Lamb had grown his business, and I knew his professional attitude.  I called him out of the blue.

 

Our initial conversation was us catching up for a bit and having a few laughs, then I informed him this was a business call as well.  Mr. Lamb immediately went into full business mode and I started to get very comfortable with him as my realtor.  I know realty can be like buying a car.  You state to a sales rep what you are looking, and then they show you what they have in stock, or a model with way more bells and whistles than you need and out of your budget.  Then you are hooked and want the more expensive car.  Working with Mr. Lamb was the complete opposite.

 

Mr. Lamb was completely attentive to everything we were looking for in a home, and staying within our budget.  Just as important, he didn't just listen to me, he listened to every detail my fiancee had as well. After some back and forth in what exactly we were looking for in a home and our budget needs, Mr. Lamb directed us towards a few ideas he had in mind for us.  His leg work was phenomenal.  Every home he sent us links to were within budget and had what we were looking for.  It was time to go and see these homes.  Mr. Lamb worked with us on seeing these homes, and worked around our difficult work schedules; often taking time out of his weekends to show us these homes.  After quite a few showings, we found exactly what we were looking for...and got outbid.  It was very disheartening for us, but Mr. Lamb looked at it as a challenge to find us something similar and fast.  About a week later we found that home and bid.  The bid was accepted, at less than the original house!  Mr. Lamb had found us a new construction row home in an up and coming area with everything we asked for:  A roof deck, three bedrooms, huge master with bathroom attached (and even a jacuzzi tub), plenty of space for a nursery and a guest room, and finished basement for our baby to have a playroom.  All of this was in budget too!

 

After the bid was accepted, Mr. Lamb continued to work with us every step of the way with the mortgage, closing costs, and every bit of paper work we would need filled out on time and correct.  I am dyslexic, so the paperwork help was HUGE for me.  If you are in the market for a home in the Philadelphia area I can not highly recommend Mr. Lamb.  He was courteous, attentive, professional, helpful, and generally fun to work with.  He will help you every step of the way and leave no stone unturned, there will be no nasty surprises.  Right now I am ecstatic Mr. Lamb was/is my realtor, and I plan for him to be for many, many years.

Notwithstanding demanding tenants and a difficult and competitive market, Seth made the process of selling our condo a breeze.  His attentiveness, focus on detail, and shrewd business acumen resulted in a quick no-contingency sale for the target amount.  We would happily recommend Seth to both purchasers and sellers!
